As described it can cool up to 450 sq. ft. I bought two of these as well as one 12,000 BTU unit. As my landlord does not want to replace the 55 year old original heat/ac unit. These 10Ks cool a bed room nicely

Comes with the unit itself. The “window installation kit”. As well as the remote control. Condensation drain tube. The manual.

Albeit it’s missing the pieces of insulation foam that one has to slide between the window sill by hand. Also missing the adhesive you stick onto the window kit. You can see the leftover residue I have struggled to acquire the last bits off of this one.

They do have condenser fan noise. No AC unit this size is near silent. I used these to cool the “condo” apartment in the daytime. The name of the game is. Run them during the day. And have a cool room at night. Instructions will fill in the rest of the details.
